Queensferry One is a 120-acre brownfield site in Rosyth, at the heart of the Forth Green Freeport.
Occupying an unrivalled location alongside the Queensferry Crossing and M90 motorway, Queensferry One is one of Scotland’s largest and best-connected strategic employment sites.
In June 2024, Forth Green Freeport received UK legislative consent enabling the Forth Green Freeport to operate as a Special Tax Site, one of only two locations in Scotland to be granted such consent.
The Forth Green Freeport spans a 45 kilometre wide zone in the Forth Estuary that encompasses Edinburgh, Falkirk and Fife.
Queensferry One is a designated tax site within the Forth Green Freeport, meaning that eligible businesses that locate here could benefit from a package of tax and other incentives for up to 10 years, including:
Its unique frontage onto the Firth of Forth and adjoining deep water port, operated by Forth Ports and Babcock, makes it ideally suited for a range of uses, from heavy engineering buildings to high-quality distribution facilities.
In the 20 years since we acquired the wider site, we have delivered 250,000 sq ft of offices and provided around 30 acres of serviced development plots for smaller sub-100,000 sq ft requirements.
With remediation works of the rest of the site now complete, we have unlocked the final 90 acres of land which is capable of delivering up to 1m sq ft of industrial and logistics space, making it one the largest development sites in the Central Belt of Scotland.
Fully serviced sites are immediately available or alternatively design and build opportunities can be tailored to individual occupiers’ requirements.
We have also been granted detailed planning consent for the development of a 50,000 sq ft speculative unit.
