Back in 2007, Sheffield was at the cusp of a creative and digital revolution. The city’s technology, media, and telecommunications sectors were among the fastest-growing in the UK, driven by a vibrant pool of local talent and a forward-thinking business ecosystem. However, the city lacked the type of flexible, cutting-edge workspaces required to support this burgeoning community.
Recognising this gap, we envisioned a solution that would redefine Sheffield’s business landscape: Sheffield Digital Campus. A development designed specifically to meet the needs of Sheffield’s fast-growing digital and creative industries, the campus has since become a landmark achievement in urban regeneration and placemaking.
Located on a prime site in Sheffield city centre, directly adjacent to the mainline train station and bus interchange, Sheffield Digital Campus was conceived as a cluster of high-specification office buildings to house the city’s creative and digital businesses. Spread across four distinct buildings, the campus has delivered 243,000 sq ft of modern, flexible business space over a 15-year journey, transforming Sheffield into a beacon for innovation and enterprise.
Electric Works: The Creative Catalyst (2009)
The first building, Electric Works, was completed in 2009 with funding from regional development agency Yorkshire Forward. Designed to serve as a hub for creative and digital businesses, the 54,000 sq ft space catered to organisations ranging from small start-ups to larger companies of 60+ employees.
Electric Works quickly became a symbol of Sheffield’s creative potential. Known for its iconic features, including the largest helter-skelter slide in any UK office and a Wired Score Platinum certification for its exceptional digital infrastructure, the building set the tone for the entire campus.
Shortly after its completion, Sheffield City Council acquired Electric Works for £13.5 million as part of its strategy to support the North of England’s digital economy, ensuring the building became a key driver of business growth in the region.
Ventana House: An Architectural Landmark (2010)
Completed in 2010, Ventana House brought an architectural flourish to Sheffield Digital Campus. Its striking cantilevered entrance and thoughtfully designed public realm drew attention from visitors and residents alike.
At 49,500 sq ft, Ventana House was fully let shortly after completion, attracting high-profile tenants such as Sky UK and Kennedys Law. Its success was further validated when it was sold to Kames Capital in 2015 for £14 million, a testament to the building’s value and the growing demand for quality office space in Sheffield.
Acero: A Milestone in International Investment (2017)
The third building, Acero, marked a turning point for the Sheffield office market. Completed in 2017 through a 50:50 joint venture between SGI and Singaporean investor Metro Holdings, Acero symbolised the growing recognition of Sheffield as a strong regional economy.
The 80,000 sq ft building attracted prestigious tenants such as co-working provider Spaces, engineering consultancy Atkins, and pharmaceutical simulation firm Simcyp. Acero also set a new headline rent for the city, underlining its appeal as a premier business address. In 2018, the building was sold to APAM for £26.6 million, demonstrating its success as both a commercial and investment asset.
Endeavour: The Final Chapter (2023)
The fourth and final phase of Sheffield Digital Campus, Endeavour, represents the culmination of SGI’s vision. Completed in 2023, this 64,955 sq ft Grade A office building was designed to meet the demands of the post-pandemic workplace, incorporating touchless technologies, enhanced sustainability features, and flexible floorplates.
Endeavour was let in its entirety to global technology company BT Group as part of its Better Workplace Programme. This 15-year lease agreement marked the largest single office letting in Sheffield for three years and solidified BT’s commitment to the city as a key strategic hub. The deal not only underscores the enduring appeal of Sheffield Digital Campus but also highlights SGI’s ability to deliver future-ready workspaces that attract global businesses.
A Legacy of Transformation
Over 15 years, Sheffield Digital Campus has played a pivotal role in redefining Sheffield’s city centre, supporting the growth of its digital and creative industries, and boosting the local economy. Each building tells a story of innovation, collaboration, and resilience.
